Clear terms that explain how we quote, book and carry out property maintenance and handyman work across Craigavon and surrounding areas.

    These Terms & Conditions apply to all property maintenance and handyman services provided by Handyman Services Craigavon (“the Company”, “Contractor”). By booking, confirming, or accepting services, the Client (“Customer”) agrees to be bound by these Terms.

  • 1. Definitions

    • “Company” / “Contractor” – Handyman Services Craigavon.
    • “Client” / “Customer” – The property owner or authorised representative requesting services.
    • “Services” / “Work” – Any maintenance, repair, installation, inspection, cleaning, roof cleaning, gutter work, and handyman or specialist work carried out by the Company.
    • “Emergency Call-Out” – Any request requiring attendance within 48 hours.
  • 2. Scope of Work

    • Work will be carried out as described in the approved quote or agreed in writing.
    • Any verbal or written description of work is an estimate only and may be adjusted if conditions differ on arrival.
    • The Company may refuse or withdraw services at any time, including where the work is unsafe, unlawful, or outside its normal expertise.
  • 3. Access Requirements

    • The Client must provide safe, unobstructed access to the work area, including parking and any necessary keys/codes.
    • Unsafe or restricted access may result in postponement, refusal, or additional charges.
    • Delays caused by access issues may incur a call-out charge or extra labour costs.
  • 4. Condition of Property

    The Company is not responsible for pre-existing issues, including (but not limited to):

    • Structural defects
    • Damaged or loose fixtures
    • Faulty wiring or plumbing
    • Rotten timber
    • Damaged gutters or downpipes
    • Roof defects (tiles, pointing, flashing, underlay)
    • Poor previous workmanship or customer neglect/lack of upkeep

    Unsafe conditions may result in postponement or cancellation of work.

  • 5. Quotations & Pricing

    • Quotes are valid for 7 days unless otherwise stated.
    • Quotes are based on information provided by the Client. If additional issues are discovered, the Company may revise the price.
    • Additional work or variations requested by the Client will be charged at the Company’s standard rates.
    • Emergency Call-Outs may incur a premium fee, payable regardless of whether the issue can be fully resolved on arrival.
  • 6. Payment Terms

    • Payment is due immediately upon completion of the work unless otherwise agreed in writing.
    • Deposits & staged payments:
      • A 50% deposit is required to book services. No booking is confirmed until this deposit is received.
      • For longer or multi-day jobs, a typical structure is: 50% deposit, 25% mid-way, 25% on completion (or as agreed in writing).
    • Materials must be paid for in advance unless otherwise agreed.
    • Once materials are purchased or the job is scheduled, deposits may become non-refundable.
    • Late payments may incur interest at 8% above the Bank of England base rate, plus reasonable recovery costs.
    • Materials supplied by the Company remain its property until paid for in full.
  • 7. Cancellations & Rescheduling

    • The Client must provide at least 24 hours’ notice to cancel or reschedule.
    • Cancellations within 24 hours of the appointment may incur a full call-out charge.
    • The Company may cancel or postpone work for safety, weather, access, or other reasonable reasons.
  • 8. Client Responsibilities

    • Ensure the work area is clear, safe, and ready for work to begin.
    • Keep pets, children, and other occupants away from hazardous areas while work is in progress.
    • Disclose all relevant property information, including known defects, leaks, structural concerns, or risks.
    • The Company is not liable for damage or delays caused by undisclosed conditions.
  • 9. Materials & Customer-Supplied Items

    • The Company will use suitable materials for the job unless the Client specifically requests particular products.
    • If the Client supplies materials, the Company accepts no liability for defects, delays, or failures arising from those materials.
    • Minor cosmetic variations (such as colour or finish) do not constitute defects.
  • 10. Cleaning, Maintenance & Roof-Related Work

    10.1 Cleaning Methods

    The Company will choose the safest and most appropriate method, which may include:

    • Manual cleaning
    • Soft washing
    • Biocide treatment
    • Low-pressure rinsing

    High-pressure washing is not used on roofs unless expressly agreed in writing.

    10.2 Roof Cleaning – Special Conditions

    The Client acknowledges that:

    • Roof tiles may be brittle or weakened due to age and previous weathering.
    • Moss removal may expose pre-existing cracks, defects, or worn areas.
    • Biocide treatment can take 2–12 months to reach full effect.
    • Deep-rooted lichen may not fully disappear.
    • Minor debris may fall during cleaning, despite reasonable care.

    The Company is not liable for:

    • Tiles breaking due to age or existing weakness
    • Water ingress from existing roof defects
    • Gutter leaks from old seals or poor previous installation
    • Damage caused by poor roof construction or past workmanship

    Negligence-related accidental damage caused directly by the Company will be repaired or compensated reasonably.

    10.3 Debris & Waste

    • Moss and debris will be removed from gutters and surrounding areas as reasonably practical.
    • Minor residue may remain temporarily and will normally clear with time and weather.
    • Where applicable, the Client is responsible for notifying neighbours if debris may fall onto shared areas.
  • 11. Liability & Limitations

    • The Company is not liable for:
      • Indirect or consequential losses (including loss of earnings, rent, or business).
      • Pre-existing faults, defects, or damage.
      • Damage caused by previous contractors, poor historic workmanship, or lack of maintenance.
      • Weather-related delays or conditions outside its control.
    • Total liability of the Company is limited to the value of the work carried out under the relevant booking or quotation.

    Nothing in these Terms seeks to exclude or limit any rights the Client has under applicable consumer law where it would be unlawful to do so.

  • 12. Guarantees

    • All workmanship is guaranteed for 30 days from completion unless otherwise stated in writing.
    • Roof cleaning services (including biocide treatment) are covered by a 12-month roof-cleaning guarantee relating to the effectiveness of the treatment and cleaning process.
    • Guarantees do not cover:
      • Normal wear and tear, storm damage, or ongoing weathering
      • Misuse or lack of maintenance
      • Damage caused by third parties
      • Issues caused by Client-supplied materials
      • Natural regrowth of moss, algae, or lichen after the guarantee period
    • Biocide treatment timelines vary and may take 2–12 months to reach full visible effect.
  • 13. Variations & Additional Work

    • Any changes requested after work begins will be charged at the Company’s standard rates.
    • If unforeseen issues arise once work has started, the Company may:
      • Pause work,
      • Revise the quotation, and/or
      • Charge additional labour and materials as agreed with the Client.
  • 14. Waste Removal

    • Waste removal is not included unless specifically stated in the quote.
    • Where waste removal is requested, disposal fees may apply and will be added to the final invoice.
  • 15. Photographs & Documentation

    • The Company may take photographs or notes before, during, and after the work for record-keeping, evidence, training, or portfolio use.
    • Images used for marketing will not include the Client’s full name, full address, or other clearly identifying personal details.
  • 16. Website Use

    When you use our website, you agree:

    • Not to misuse the site or attempt to gain unauthorised access.
    • Not to copy or reuse our content (including text and images) without permission.

    We try to keep information on the site accurate and up to date, but we do not guarantee that all content will always be current, complete, or error-free.

  • 17. Changes to These Terms

    We may update these Terms & Conditions from time to time. The updated version will be posted on our website with the revised “Last updated” date. Continued use of our services after changes are posted means you accept the updated terms.

Roofing & Working at Height – T&Cs Section

Working at Height & Roofing Terms

  • 1. Scope of Work

    Handyman Services Craigavon undertakes height‑related and roofing tasks including:

    • Gutter cleaning, repair, and replacement
    • Fascia & soffit repairs
    • Roof tile replacement
    • Lead flashing repairs
    • Moss removal
    • Skylight sealing
    • Chimney repointing
    • Any work above 2 metres requiring PPE
  • 2. Safety Requirements

    All work complies with:

    • Work at Height Regulations (NI)
    • Ladder & PPE manufacturer guidelines
    • Industry‑standard safe‑working practices

    A second operative may be required for:

    • Ladder footing
    • Roof ladder handling
    • Safety observation
  • 3. Weather Conditions

    Roofing work is weather‑dependent. Work may be delayed or rescheduled due to:

    • High winds
    • Rain
    • Frost/ice
    • Poor visibility
  • 4. Access Requirements

    Customer must ensure:

    • Clear access
    • Safe ground conditions
    • No obstructions

    Additional charges apply if access is unsafe or obstructed.

  • 5. Pricing

    Roofing and height‑related work is charged at premium rates due to increased risk, insurance exposure, and specialist equipment.

  • 6. Liability

    Handyman Services Craigavon is not liable for:

    • Pre‑existing roof damage
    • Hidden defects
    • Structural weaknesses
    • Water ingress caused by existing issues

    Guarantees apply only to full repairs, not temporary fixes.

Service Specific: Roofing & Height

1. Scope of Work

We undertake specialized height-related tasks including gutter maintenance, roof tile replacement, lead flashing repairs, moss removal, and chimney repointing. All work is documented for safety records.

2. Safety Requirements

All operations comply with Work at Height Regulations (NI). We utilize professional PPE and industry-standard safety practices. A second operative is often mandatory for ladder stability and site observation.

3. Weather Conditions

External roofing work is weather-dependent. Rescheduling may occur without prior notice due to high winds, rain, or frost to ensure the safety of our team and the integrity of your property.

4. Access Requirements

The customer must guarantee safe, unobstructed ground access for ladders and safety gear. Additional fees may apply if delays are caused by unsafe access or undisclosed site hazards.

5. Pricing

Roofing and height-related work is priced at premium rates reflecting higher insurance premiums, risk assessments, and the specialized equipment required for safe execution.

6. Liability

We are not responsible for pre-existing defects, structural weaknesses, or water ingress from past poor workmanship. Our guarantees apply strictly to the specific repairs performed.
